Well I was hoping to have it done a year ago...but with my current house not selling fast...things are on the slowtrack.
I am making some progress though. The lot is cleared, 1/3 mile road built, septic field done, power lines and now.....I have the foundation started for my garage.
My plan is to finish my garage and then once my current home sells....build the house.
I have had two different agents the last 14 months. My current agent is the #1 realtor in my county. If she can't sell it, no one here can. I have had only one couple look at the house since May. Definitely frustrating.
Today, while I was mowing around my mailbox, something seemed weird. After my second swipe near it, bingo....it hit me....someone stole the realtors sign. It has been gone a couple of days and I didn't even realize it.

Are you tying her hands on price? If it has been listed for 14 months without so much as a nibble, it's over priced.

We have had traffic...about 30 or so couples have looked at the house since she has taken over. About half of them were tire kickers and didn't buy anything.
We did have one guy that was going to make an offer...but he was afraid that he was going to be laid off. Price isn't the problem....everyone is still scared shitless to spend any money around here....or they want a repo as a deal...on top of that there are two homes in my subdivision that are forclosures with grass as tall as me.
Location: Close enough to Cincinnati, or is it Dayton?

It has gotten to the point where it needs a bush hog....and since I am the only home for sale in the subdivision....guess who would probably get stuck doing it every time.

In 14 months even when you first listed it the economy was good and it still didn't sell. And in that time you've had one almost make an offer.
Time to sit down with the realtor and go over the numbers. People will see how long it's on the market and will use it to their advantage. 14 months in any market is way to long.

Looks good, I assume its going to have a room on top. I just started on my new shop this weekend in fact. Going to be 40 x 60 with a 12' wall, 3-12 pitch on the roof. All steel construction. We got the form built and all the footers dug for the slab today and I almost got the bathroom drain plumbing installed. I can't wait.
Yeah...it is going to have a 4.5' knee wall and then scissor trusses on the 2nd level. Not much else is going to happen this week. My contractor is playing softball in the state senior games. LOL. He and his son have done most of the work.
