Okay, you guys have been very honest and forth coming with feedback and I would like to take advantage of your expertise. I am considering a staggered set up for my GOAT. Will this combo work on our car with or without fender rolling?

Size : 18 x 8.5(front) & 18 x 9.5(rear)

Offset : 38mm(front) & 46mm(rear)

Lip size : 2.5" (front) & 3" (rear)

It depends on what size & brand of tire you buy. The rears might rub.

If I were to go 245/40 18 in front and 275/35 18 in the rear, would there be a need to perform modifications on the fenders. If the brand of tires matter which would be better for this application.

Toyos are the first brand that comes to mind. Toyo owns Nitto, so they might work. I'm just not 100% sure. You could go with a 265/35/18 in the rear. You shouldn't rub then.
